Stop A Housing Situation Simply By Putting More Skin Within The Game
The foreclosure crisis only took place due to the housing problems which began with weak financing expectations creating the real estate bubble. But experts, including the chairman of the Federal Deposit Insurance Corporation (FDIC), are saying the government has yet to learn the lesson. Down payments on mortgages considered adequate won't be required due to the choice in the financial reform debate. Subprime lending will probably happen again, according to federal housing agencies. And the crisis is being perpetuated by the Federal Reserve, with policies that prevent a natural correction that is the ultimate solution to the problem.
Will skin in the game or loan performance be more beneficial
Federal regulators should tighten lending rules for home mortgages in the United States, as outlined by Sheila Bair, chairman of the FDIC. CNBC showed Bair saying that borrowers need to be able to show they can repay a mortgage loan and make larger down payments on the home loans as a part of "common sense" rules. She thinks that loan performance won't do it alone. We also need to have some "skin within the game". The more cash down a borrower is required to pay, the less likely they could be to walk away from the house. Going forward from the housing crisis, Bair said lending standards have to call for strict income documentation, higher ability to repay standards and more skin within the game.
Wanting some subprime lending redux
Edward Pinto at Bloomberg explains that even though it is shown that weak financing expectations made the economy the way it is, the federal government isn't catching on. Pinto talks about the Dodd-Frank bill that was signed into law last July. He says this law proves that fixing the broken underwriting isn't something Congress and also the Obama administration is interested in doing. The amendment was not added to the financial reform bill that should are. This amendment made it so there was a definition of a "prudent underwriting" standard while also adding a minimum down-payment with consideration to credit history. There was also a subprime lending redux that the Federal Housing Finance Agency finalized. Pinto said the new policies are riskier than those resulting in the Fannie Mae and Freddie Mac taxpayer bailout.
Do not go around the problem, face it
The current government response to the housing crisis will extend today's issues into the future, as outlined by Bill Bonner at the Christian Science Monitor. The government is just giving money to numerous who don't need it while pretending no issue exists. This is the opinion of Bonner. The United States financial system is holding hundreds of billions in mortgage debt that definitely won't be repaid. The Federal Reserve has its own opinions about the mortgage debt being held. It thinks that it is an "asset." The government is avoiding the real strategy to the problem which, in Bonner's opinion, is market correction. He thinks the government will continue to finance more mistakes when still paying for old mistakes. It does this when all along pretending nothing is going on. But how long will it be until the money runs out?
